Can I have a dog?
Yes, most of our properties allow pets with size limitations. The pet must be an animal that is commonly kept as a pet, such as a dog, cat, fish or bird.

any other type pets such as fish or birds, in addition to any other required deposits. The

I have a new job. Do I need to report it?
All income changes up or down need to be reported within ten days of when they occur.  If it is a new job, we need the date of hire not your first paycheck.
I moved out of my apartment today. How long will it take for you to refund my deposit?

If you have returned your keys, and have no other charges, you should receive your security deposit within 30 days of move-out. 

I'm moving and I'm on the waiting list. How can I change my address?

We have a form you can fill out at our office or you can send a letter informing us of the change, be sure to include the name of the head of household on your application.  You can send this notice by mail, drop off in person, drop in drop-slot at any JCHA property location, fax to: (573) 635-9680, or email to: information@JCHAmo.org

I can't find my birth certificate. Can I apply for housing assistance without it?

Yes, you do not have to have proof of birth until you are ready to move-in. That will give you time to request a new copy or find an alternative source such as drivers license, state issued ID, document from a state agency like family services, social security, or a statement from a medical professional. 

Are your Section 8 or Public Housing waiting lists open?
Yes, we work off of waiting lists and all our waiting lists are open.  Some properties have very short lists, but the housing choice voucher program (known as Section 8) waiting list runs 3-5 years long. 
How long is the Section 8 waiting list?
3-5 five years long
Can I mail you my application for Housing?

Applications must be turned in, in person.  This way we are sure that all questions are answered and required signatures are on the forms.  Incomplete applications will be destroyed.

I live in another town. Can I use my Section 8 voucher in Jefferson City?

We service all of Cole County.
Yes, the HCV program (section 8), permits you to port (transfer) to any agency that has a HCV program, If you have been in one of our programs for at least 12 months

I'd like to get a roommate. Can I move someone new into my apartment?

The roommate must go through the process you went through to qualify to move into your unit and this approval must occur prior to them moving in with you.  Failure to go about the request to add a member to your household can result in the person being put on the Housing Authority’s Trespass List, making them ineligible to apply for five years.  Going through the proper process will prevent that inconvenience. 

Also, keep in mind once you add an adult to your lease they have equal right to the apartment, if the arrangement does not workout you cannot take them off the Lease, unless the agree to be removed.  

How much will the damage deposit be for my new apartment?

You security deposit is based on your income like your rent, it is 30% of you monthly income or the minimum deposit for the unit size:

On Public Housing Units:
Efficiency = $75
1 bedroom = $100
2 bedroom = $125
3 bedroom = $150
4 bedroom = $175

Some property’s units security deposit is based on one month’s rent for the unit. So if the rent is $375 the deposit is $375.

How much is my rent?

Your rent is based on 30% of your monthly income at most of our properties.  There are deductions such as childcare or if you are a person that is considered disabled by social security or a medical professional, you are eligible to deduct medical insurance and other medical expenses from your income, lowering your portion of the rent.
